- Evaluates financially the potential of the selected investments projects
- Develops jointly with client the project plan
- Works with architects to develop the project as requested by client
- Prepares budget and construction timelines
- Through the bidding process we select contractors that we will partner with.
- Manages the project In charge of the procurement of the material required for the construction
- Obtains city permits
- Supervises that construction stick to budget and timelines
- Provides weekly advance reports to client
- Once project is finalized, we work with a realty company on the commercial strategy to promote and leased the spaces.
- Liaison between Realtor and Client when negotiating rental terms with potential renters.
- Supervises the tenant's improvements in their space according to plans in leasing contract
- In charge of the overall maintenance of the commercial property
- Manages property on behalf of customer and ensures that it provides the returns established in plan

Our business is a process that starts with finding the right distressed property to buy. This takes time, money and research.
Once we buy a property, we improve the value of the property by investing in all the repairs and renovations the property may need. So it can attract potential buyers and tenants.

It is location and scarcity what gives appreciation to a property. That is why we have chosen to buy properties in the historical neighborhoods of the city which has proven to retain higher property values.
They also are desirable because of their location, specially by many young professionals and empty nesters that want to migrate form the suburbs to the proximity of downtown.
Other factors that fuel the demand for housing close to downtown are the price of gas rising, traffic getting worst every day, and the new conscious of the people for their environment, we are become more of a green society with a smaller footprint.
There is also a charm in living in and old historical neighborhood, that you can not get in the suburbs, more and more people tend to appreciate it and this makes a demand for this kind of product.
